The Planning and Development Department is charged with administering and enforcing the County's development ordinances and the NC Building Code for the unincorporated areas of the County.
Planning staff review development applications for compliance with the County's zoning ordinance, subdivision regulations, group housing ordinance, mobile home park ordinance, RV park ordinance, and the County's CAMA land use plan, and issue appropriate permits within their authority. Planning staff provide support to the
Planning Commission and the
Board of Adjustment, and offer recommendations regarding development applications to these citizen boards, as well as the Board of Commissioners.
Inspections staff are responsible for issuing permits and completing building, electrical, mechanical, and plumbing inspections in accordance with the NC Building Code. Inspections staff are also responsible for local administration of CAMA, the Community Rating System (CRS), and FEMA regulations. Inspections staff perform inspections of all public schools twice per year, and inspect mobile home and RV parks annually. In addition to unincorporated areas, the County also provides inspection services for the towns of Cedar Point, Peletier, Bogue, and Indian Beach.
